What do we check in a crawl space?

  • Posts, piers and pads: settling, rot, cracked pads, or posts shimmed out of level
  • Girders and floor joists: sagging, splits, and over-notched or undersized members
  • Mudsills and anchor bolts: deterioration, visible pest damage, missing bolts
  • Moisture and drainage: standing water, damp soil, white mineral deposits on concrete
  • Ventilation: blocked or missing foundation vents
  • Wood-to-soil contact: form boards, debris or framing touching the soil
  • Floor-level survey: measurements taken from the rooms above, mapping where the floor has dropped

What are the signs your crawl space needs an inspection?

  • Bouncy, sagging or sloping floors
  • A musty smell inside the house
  • New drywall cracks, or doors and windows that stick
  • Water under the house after rain
  • You’re buying an older home with a raised foundation

Which San Diego homes have crawl spaces?

Most homes built before the 1960s sit on raised foundations, especially in older neighborhoods like North Park, Kensington, Mission Hills and Normal Heights, and in parts of La Jolla, Coronado and Escondido. Many hillside homes also have a partial crawl space under the downhill side.

What happens if we find a problem?

Your report explains what we found, how serious it is, and what to do next, whether that’s monitoring, a repair, or an evaluation by a structural engineer. If repairs are needed, we can refer you to a licensed contractor. Pro Value Contracting (CSLB #828011) provides repair estimates on request.

Crawl Space Inspection FAQ

How much does a crawl space inspection cost in San Diego?
$450–$650. It’s included in our foundation inspection.
Do you go inside the crawl space?
Yes, where it’s safe and accessible. If access is blocked or too tight, we note that in the report and inspect what’s visible from the access opening.

No. In California, termite (wood-destroying organism) inspections are done by licensed pest control companies. We note visible damage, but our report doesn’t replace a termite report.
What does crawl space repair usually involve?
Common fixes include replacing deteriorated posts and pads, adding piers, reinforcing sagging girders, improving drainage and ventilation, and clearing wood-to-soil contact.
How long does a crawl space inspection take?
About 1.5 hours on site, with the written report within 48–72 hours. Expedited reports are available on request.
